Description/Job Summary

The Maintenance Worker Level 1 is responsible for cleaning, moving boxes, furniture and other material, assembling furniture, and making simple repairs.


  • Perform a variety of housekeeping duties of routine nature within a Class A property, including cleaning halls, lobbies, restrooms, stairways, conference rooms and cafeteria spaces to meet regulated standards
  • Identify building and maintenance issues and notify management of areas in need of repair
  • Complete all daily scheduled routines, including cleaning of mini centers and removal of trash/boxes, moving bins, checking all bathrooms for cleanliness twice a day, sweeping/ mopping stairways and elevator lobbies, polishing handrails, replacing light bulbs, and signing of floor maintenance logs
  • Move and install furniture and equipment for multiple office moves per day; move boxes
  • Ensure assigned floors are kept neat and clean at all times
  • Complete daily assigned work orders, communicating with Dispatch every 30 minutes and notifying Office Services of incomplete work
  • Complete daily conference room checklists and cleaning
  • Perform basic carpentry, painting, plumbing and electrical work
  • Strip, wax, polish and buff vinyl and tile floors, once or twice per year
  • Install floor tiles, vinyl base and ceiling tiles
  • Perform minor adjustments, repairs and maintenance on heat and air conditioner units (VAV’s) and thermostats as needed and under supervision by Facilities staff
  • Work overtime and/or on weekends or at the Bronx warehouse, as needed
  • Perform other duties as assigned

Required Skills

  • 2-4 years of commercial and/or office maintenance/housekeeping experience doing carpentry, painting/sheetrock repair, minor plumbing repairs, or minor electrical repairs
  • Ability to perform carpentry, painting, and minor plumbing, electrical and drywall repairs
  • Must be able to communicate and understand instructions via a two-way radio
  • Must be able to read and understand work orders to perform job function
  • Ability to effectively communicate verbally and in writing
  • Basic math skills: addition, subtraction, multiplication, division
  • Understanding of how to use a tape measure to take measurements
  • Basic computer skills: ability to navigate the Firm website and type short e-mails
  • Can organize, prioritize, plan and multi-task work activities in a high pressure environment
  • Strong problem solving skills

Preferred Skills

  • Ability to calculate voltage, amps, phases for electric loads, mechanical loads, BTUs and cooling preferred
  • Knowledge of OSHA safety rules and regulations preferred
  • 3-5 years’ experience preferred
  • Vocational certifications pertaining to the maintenance of a commercial facility or HVAC certification preferred

Required Qualifications

  • High School Diploma or GED equivalent required

Preferred Qualifications

  • Vocational/technical school preferred
